In a major infrastructural breakthrough for Bengaluru’s western corridor, the Karnataka government has officially announced a new NICE Road stretch connecting Kadabagere to Kengeri. This development is expected to significantly ease traffic congestion, shorten travel time, and enhance real estate prospects across West Bengaluru.

The project will act as a strategic link between two rapidly growing zones — Kadabagere, which recently gained metro access via the Purple Line, and Kengeri, a key transport and residential hub with access to metro, suburban trains, and Mysore Road.

Transport Minister Ramalinga Reddy stated,
"The Kadabagere–Kengeri NICE stretch will become a key expressway corridor for West and South-West Bengaluru. It’s not just a bypass — it’s an economic accelerator."

The announcement has triggered massive interest from real estate developers. Land prices along the proposed stretch have already started climbing, especially near Herohalli, Ullalu, and Chunchanakuppe.

Local brokers report a 20–25% price hike on plots since the initial project map was leaked in June 2025.

"Kadabagere was already in demand due to the new metro line. With this road coming up, it will become a prime logistics and residential node," says Shashi Kumar, a property consultant in Nagarabhavi.

This new road will integrate with:

  • Existing NICE Ring Road (connecting Hosur Road to Tumakuru Road)

  • BMRCL Metro Stations at Kadabagere Cross, Herohalli, and Kengeri

The expressway will include:

  • Truck and freight corridors separated from regular traffic

Residents of Kadabagere and Kengeri have welcomed the move, though some raised concerns about land acquisition and displacement.

"If the government ensures fair compensation and doesn’t delay the project, this road will change our area forever. We’ve been waiting for better roads for years," said Muniraju, a farmer from Herohalli.

The Karnataka Road Development Corporation (KRDCL) will oversee project execution, with support from NICE Infrastructure Pvt Ltd and BBMP. All construction updates, land acquisition notices, and environmental clearances will be made available on a public online portal to maintain transparency.
